Maybe criminal/credit background checks too. trust me. i too am an excellent judge of character, and i've seen of the "best people" end up screwing over friends of mine (i warned them). definitely screen them. i had some old broad who rented out one of my units. sweet as apple pie. i still ran a criminal background and credit check. it turned out, grandma was evading the IRS she's lucky i knew her son, who did me a solid, financially. it all worked out lol. I had her son co-sign. She moved in. All was good. The point is, someone can seem like the nicest/greatest person, yet still do shady/illegal shit.
